My Journey in Real Estate

My personal real estate journey began at the tender age of 24 when my parents graciously loaned me A$5,000 as a deposit for a humble studio flat in Sydney’s Kings Cross. Yes, the same Kings Cross that was notorious for its crime and nightlife back then!

With difficulty but with determination, I secured the remaining funds, a princely sum of A$20,000, from the ANZ bank.


And just like that, I became a proud property owner!
 

"I WAS HOOKED ON REAL ESTATE"



I lived in that tiny flat for a while, then moved to a spacious house, sharing the rent  with friends overlooking Manly with a magnificent pool and a harbour view. I

rented out my tiny flat and suddenly I became a landlord too!  And a property “investor”!
I soon discovered  the joys and challenges of being a landlord. 
That’s when I learned the ropes of property investing: defects and repairs, water leaks and body corporate, rodent control, delinquent tenants, navigating interest-only loans, negative gearing, tax deductions and securing bank funding.


But I loved every bit of it! I was hooked on real estate!

"IT HASN'T BEEN ALL ROSY"




Today, I am most fortunate not only to have had wonderful experiences as a buyer’s agent, an award-winning property company owner, an estate agent, property investor, multi-property landlord, seminar and webinar host, consultant and advisor, but I have also been privileged to have met some fantastic clients, many of whom have become lifelong friends.

But it hasn’t been all rosy. In fact, it has been a rollercoaster ride through numerous economic, political, lending, financial, tax, and policy fluctuations that have influenced the Australian property landscape over the years.

"THAT DECISION COST ME MILLIONS"



My path has traversed the stock market crash of the '80s, the dot-com crash, the Asian Financial Crisis, the Australian recession, the Global Financial Crisis, the challenges posed by SARS, the advent of foreign investor taxes and capital gains taxes, and, of course, the recent disruption caused by the pandemic.


I have witnessed Australian mortgage interest rates fluctuate between a staggering 17% and a mere 3%. The Australian dollar has swung from 50 cents to a lofty 99 cents against the USD. Rental vacancy rates have fluctuated from a meager 1% to a daunting 9%.


I have also made some expensive mistakes along the way. I invested in the stock market twice without professional advice and lost all my capital. I sold some properties that I should have kept. I missed many property buying opportunities that I should have taken.
I failed to act and buy in Singapore when I moved there in 1992. That decision probably cost me over AU$1 million dollars.
I panicked and SOLD in Hong Kong when Margaret Thatcher announced Britain was handing Hong Kong back to China in 1997. That decision also cost me several million.

"IF THERE IS ONE TAKE AWAY FROM ALL THIS, THESE TWO SENTENCES PROBABLY SUM IT UP"



I failed to buy when others were selling. Mostly through fear, not undertaking the correct research, and listening to the doom-sayers and the media.
And in the earlier years, I did not have the experience, the knowledge, the reaseach tools, and buyer's agents didnt exist, there was only sellers agents. 
But through it all, and during all those times, up and downs, I have been buying and selling Australian property, both for myself, and my clients. 
In fact over $1 Billion  in client transactions, and owning 11 individual properties myself in ,Sydney, Melbourne, Perth and Hong Kong, both houses and apartments - studio, 1 bedroom, 2 bedroom and 3 bedrooms.
As a result, I’ve learned the hard way that good real estate should seldom be sold, and you should only buy stocks with professional advice and help, in my opinion.


I have regretted NOT buying, BUT never regretted buying, real estate.
I have regretted SELLING real estate, BUT never regretted holding real estate.


If there is one take away from this, those two sentences above probably sum it.
