My Journey in Real Estate

My personal real estate journey didn't start with a perfect investment.  It began at the tender age of 24 when my parents graciously loaned me A$5,000 as a deposit for a humble 20 square metre studio flat in Sydney’s Kings Cross.


Yes, the same Kings Cross that was notorious for its crime and nightlife back then!

With difficulty but with determination, I secured the remaining funds, a princely sum of A$20,000, from the ANZ bank.


And just like that, not knowing anything about real estate I became a proud property owner!
 

"I WAS HOOKED ON REAL ESTATE"



I lived in that tiny flat for a while, then moved to a spacious house, sharing the rent  with friends overlooking Manly with a magnificent pool and a harbour view. 


rented out my tiny flat and suddenly I became a landlord too!  And a property “investor”!


I soon discovered  the joys and challenges of being a landlord. 


That’s when I learned the ropes of property investing: defects and repairs, water leaks and body corporate, rodent control, delinquent tenants, navigating interest-only loans, negative gearing, tax deductions and securing bank funding.


But I loved every bit of it! I was hooked on real estate!


LESSON #1. Start Before You Feel Ready

That first purchase wasn't perfect. But it got me into the market. I learnt a lot, and was able to leverage that first imperfect investment into a two bedroom unit with distant harbour views in Neutral Bay.

That first purchase was far from perfect. I held it around 5 years and made no money on it.


And ​ it hasn’t been all rosy. In fact, it has been a rollercoaster ride through numerous economic, political, lending, financial, tax, and policy fluctuations that have influenced the Australian property landscape over the years.


LESSON#2. The Time is Never Perfect. 


There will never be a perfect time  when all the signs align, There is always headwinds and roadblocks and uncertainty. Always.  Buy when it suits you, when you have the deposit and access to the financing, not when it is supposedly "correct".

"THAT DECISION COST ME MILLIONS"



My path has traversed the stock market crash of the '80s, the dot-com crash, the Asian Financial Crisis, the Australian recession, the Global Financial Crisis, the challenges posed by SARS, the advent of foreign investor taxes and capital gains taxes, and, of course, the recent disruption caused by the pandemic and the housing crisis and war in Iran..


I have witnessed Australian mortgage interest rates fluctuate between a staggering 17% and a mere 3%. 


I have also made some expensive mistakes along the way. I invested in the stock market twice without professional advice and lost all my capital.


I sold some properties that I should have kept. I missed many property buying opportunities that I should have taken.


I failed to act and buy in Singapore when I moved there in 1992. That decision cost me over AU$1 million dollars.
I panicked and SOLD in Hong Kong when Margaret Thatcher announced Britain was handing Hong Kong back to China in 1997. That decision also cost me several million.


LESSON #3.  Fear and Uncertainty Is The Most Expensive Mistake 


Most of my own missed opportunities came down to hesitation - not logic.

I have personally regretted OT buying, but NEVER regretted buying, real estate. But I have seen many buy the wrong property.


If there is one key thing I have learned after 30 plus years:


GOOD PROPERTY IS RARELY THE PROBLEM.

Choosing the wrong one is.
